Most people living in urban metropolises today prefer to live in high rises that form a part of big gated communities. These high-rises have all modern amenities required for a comfortable life in the city and offer residential options within various price ranges.

Recently I was caught in the midst of a house hunting spree with a friend who has just relocated to Kolkata for good. While looking for options in various high rises I came across one very significant challenge that not many people talk about and that is deciding which floor to buy a flat on. Well, after all the ‘ifs and buts’ that we considered while looking for a house in a high rise; I have summarized a list of things that can help in deciding which floor to buy a flat on.

Security and Privacy Concerns:

Although gated townships are definitely much more secure compared to standalone apartments it is always better to be extra watchful. As far as security and privacy is concerned, apartments on the higher floors are always better than those in the base levels. Apartments on the higher floors also do not have to deal with the noise of traffic or the prying eyes of passer bys which makes them a preferred option for many.

Fire Safety: 

While it is important to check out the fire safety parameters of an apartment, if you decide to buy one on one of the higher floors it would be important to double check the same. A building gets the occupancy certificate only after authorities from the municipality have ensured that it has been built keeping all the fire safety norms and other guidelines in mind, as such checking the OC would be an important step here.

Vantage Point: 

Many areas in Kolkata still retain that rustic country side charm and there are ponds, coconut groves, gardens and tall trees all over. Amongst the flats for sale in Maheshtala, the one that we finally bought had lovely views of the area behind the complex which was full of trees and had a lush playground within the premises. Higher floors always give the best possible vantage point and people like me who love to wake up to beautiful views must take this into consideration before buying a flat.

Natural Light and ventilation: 

Along with the beautiful views of the outside, people living on higher floors also get to enjoy better ventilation as there are usually no buildings blocking them from various sides. We visited a few 2 BHK flats for sale in Maheshtala that had ample natural light and air even in the ground floor apartments. Along with a good inflow of natural light and air, apartments on higher floors also do not have to deal with the menace of rodents and mosquitoes.

Rental returns: 

While apartments on the higher floors have their advantages, if you are buying one solely for the purpose of renting it out to earn a passive income, it is always advisable to buy one in the lower floors as most people looking for apartments on rent prefer those on the lower floors.

Therefore, the decision of which floor to buy an apartment on should be based on careful consideration of your needs and expectations from the apartment.
